Tri-State Realty Arranges Build-to-Suit for Distribution Facility at Park Place Business Center, Lake Villa, Illinois Gurnee, IL – Robert L. Losch Beverage Company and Wisconsin Glacier Springs Bottling Company LLC of Waukegan in a 4 acre land acquisition and consulted for a new 55,900 square foot distribution, sales and marketing support facility in Park Place Business Center, Lake Villa, Illinois. The value of the build-to-suit project was approximately $4 million. |

Fred W. Losch Beverage Company, founded in 1945, and Wisconsin Glacier Springs Bottling Company LLC is a third generation family owned and operated company, serving a growing customer base in Northern Cook, Lake, McHenry counties and Southern Wisconsin. The company sells many brands of domestic and imported beers and maintains a bottling facility in New Berlin, Wisconsin for its water business. "The two year search for an ideal new business location and decision to design-build our new facility to effectively serve our expanding client base was essential, as our company growth is directly related to our ability to effectively service existing and new customers," said Fred W. Losch, President. "Rob Elbrecht coordinated the site selection, land purchase, interviews with design-build companies, meetings with the city of Lake Villa and suggested legal counsel. The entire process required professional knowledge and Mr. Elbrecht’s skills made our search easier.” The Dobbins Group, a design-build firm based in Lake Forest, Illinois was selected to design and build the 55,900 square foot facility, which will accommodate expansion of an additional 12,700 square feet on the 4 acre site. Thomas Dobbins, company president and architect, designed the building which will be located on a site overlooking a nature preserve area. Helmut Peter, President of PRD Associates of Libertyville, Illinois consulted for the park developer and coordinated site approvals and Sid Glick, Attorney of Ray & Glick, Libertyville, served as legal counsel. Mayor Frank Loffredo of Lake Villa is credited with his support of the project and assistance regarding village services and incentives. The Park Place Business Center (CIC) is a 75-acre light industrial park located at Rt. 83, minutes from the intersection of I-94 and I-132 (Grand Avenue) in Lake Villa, Illinois, located in an area in northwest Lake County, Illinois known as the “Gateway to the Lakes Region”.
